We were appointed as the main contractor by UK Steel for the Kirkleatham Innovation Centre project, delivering a complex, multi-phase redevelopment within the occupied business hub. The works involved the refurbishment and reconfiguration of key areas across the centre, carried out in four distinct phases to minimise disruption to tenants and maintain building operations throughout the construction period.

The Innovation Centre comprises several buildings occupied by multiple tenants, many of whom operate on a 24/7 basis. To accommodate this, the works were carefully planned and phased to ensure seamless coordination with the occupiers and uninterrupted access to essential facilities.
Phase 1 included the complete isolation, strip-out, and rebuild of office spaces, a new kitchen area, and a fully equipped gym with changing rooms and toilet cubicles. These areas were fully segregated from tenants, with clear signage, barriers, and temporary floor protection in place to maintain safety and organisation.
Phase 2 focused on the main reception area. A temporary reception, complete with all necessary services, was established to ensure continuous operation during refurbishment. Once the new reception was completed, the temporary facilities were removed to allow progression to the next phase.
Phase 3 comprised the refurbishment of the main staircase, which required the setup of alternative access routes and clear temporary wayfinding.
Phase 4 involved works to the lobby and kitchen areas, again carefully managed to minimise disruption through the use of protective barriers, signage, and segregated access.
Throughout all phases, the project team implemented cleanable hoardings to screen off work zones for as long as possible, maintaining a professional and tidy environment. Hoardings were only removed once works were near completion, ensuring minimal impact on tenants and the smooth integration of new finishes.
